You’ve decided to sell your house in Northern VA. Once you’ve hired a real estate professional to get your house sold there will be many smaller decisions to make. One seemingly small but very important one will be how will you provide buyer access to Your Home in Northern VA When Selling.

There are many elements to a quality listing in Northern VA. Near the top of the list is property access, along with price, condition, and location to name a few. There are many levels of access that you could provide to your agent to be able to show your Northern VA home.

Here are five levels of access that you could give Agents and home buyers:

  • Lockbox On the Door – This allows buyers the ability to see the home as soon as they are aware of the listing, with short notice by phone. Accompanyied by a Realtor of course.

  • Providing a Key to the Home – Buyer’s agent will need to stop by an office to pick up the key, there is a little delay in being able to show the home. This would need to take place during business hours.

  • Access with a Phone Call – The home seller will provide access when available.

  • By Appointment Only (example: 24 Hour Notice) – Many out-of-town/state buyers and relocation buyers visit an area they would like to move to and only have the weekend to view homes. They may not be able to plan that far in advance, or may be unable to wait the 24 hours to be shown the house.

  • Limited Access (example: the home is only available on Mondays or Tuesdays at 2pm or for only a couple of hours a day) – This is the most difficult way to be able to show your house to potential buyers.

Lockbox access with short notice is the optimal level of access, and the option I recommend to my home sellers in Northern VA. If this is not advantageous, there are options that combine several of the access levels mentioned. For example, provide lockbox access, by appointment. Having a lockbox, allows for fewer schedules to coordinate for every individual showing. Work with your Northern VA listing agent to determine which option is best for you.

Bottom Line:

One of my mantras I try to empress upon home sellers is, “It’s not about you, its about the buyer” …… In a competitive marketplace access to your Home in Northern VA when selling can make or break your ability to get the price you are looking for, or even sell your house at all.
